Pricing

Our management fee comprises 20% of the overall booking value, plus GST (excluding any funds collected from guests for cleaning). Owners will receive a monthly invoice, and a tax invoice, along with a supporting spreadsheet from Airbnb transaction reports, will be sent to the owner's email.

The cleaning cost is invoiced separately and is typically recuperated from a fixed cleaning fee charged to the guest. Owners are accountable for providing basic essentials as required by Airbnb, such as tea, coffee, sugar, toilet paper, etc.

Fees and Commission Agreement

1. Remuneration

  1. Remuneration will be based on a 20% commission of the gross rental revenue.

  2. Commission and fees will be paid upon invoicing at the end of every month.

  3. Any major development work, including website creation, reservation system setup, booking engine site initiation, and property marketing photography, will be subject to prior agreement on timing and costs. These services will be charged at $50 per hour.


2. Duties Included within the Commission

Guest Services

 

  1. Manage accommodation bookings via telephone and online platforms. 

  2. Quote rates as per the agreed schedule. exceptions will require prior discussion. 

  3. Input booking details into Little Hotelier or another chosen reservation system.

  4. Provide guests with an updated compendium. Respond to guest inquiries via telephone.

Property Management

​

 

  1. Conduct pre-arrival and post-departure property inspections.

  2. Prepare the property for guests, including setting up a cheese platter or other agreed-upon provisions.

  3. Arrange cleaning services after guest departures.

  4. Supervise and ensure the quality of cleaning services.

  5. Approve cleaning invoices and other relevant expenses (e.g., IGA, Foodworks), then scan and forward them to the owners for direct payment.

  6. Scan and forward any additional incurred bills to the owners for direct payment.

  7. Report any property damage to the owners promptly.

  8. Provide recommendations for household item replacements, such as bed linens, towels, and kitchenware.

  9. Receive and collect parcels or other items delivered to the island for the property.

  10. Assist guests during their stay by addressing inquiries and resolving issues in a timely manner.

  11. Gather feedback and reviews from guests post-checkout.

3. Financial Responsibilities

​

 

  1. Issue and invoice customers through the selected reservation system.

  2. aning is invoiced separately at $50 per hour, we do have cleaning staff available.
